Abbots Leigh Guest House Access Statement  

Introduction 

Abbots Leigh is a 6 bedroom all en-suite Guest House, 3 bedrooms on the first floor and 3 on the second floor. 

Pre-Arrival 

We are 5 mins walk from the bus and rail stations.

Taxi’s are available at both stations phone (01723-515333) or (01723-515515) 

Arriving by Car 

Parking is available on the opposite side of the street to the guest house and is unrestricted. 

Help with luggage is available. 

Town centre is only 2 mins walk away and 5 mins to the beach. 

There is a small step of 5cm at the entrance to the vestibule. 

Main Entrance & Reception 

The main door is 86cm wide and is locked at all times. The bell is situated on the right hand side. 

The hall has a radiator cover to the left hand side. The hall is 1.45m     wide and has short pile carpet. 

Public Areas 

To the left of the door as you enter the hall is the Dining Room. 

Straight ahead are the stairs leading to the first floor, these are 80cm   wide and 25cm deep with a 20cm rise. There are 14 steps on the first flight and 13 steps on the second flight and with short pile carpet. 

Dining Room 

This is accessed from the hall on the ground floor. 

All furniture is easily moved on request. 

Laundry 

Available on request 

Shop 

Filey’s town shops are only 2 mins walk from the guest house. 

Bedrooms 

Three bedrooms are on the first floor and three on the second floor. 

All the bedroom doors are 77cm wide. All the rooms are en-suite with either shower or bath or both. All rooms have fitted short pile carpets and en-suites have cushion flooring. Beds are either single or standard doubles. 

All rooms have Television, clock /radio alarms, kettle & tea & coffee. 

Additional Information 

Dogs are allowed into three allocated rooms.

No Smoking throughout the house

All rooms are central heated with individual thermostats
